A tower rises: Nueva Singapur's first post-freeze residential complex opens

The tower stands on Avenida Progreso, three blocks inland from the port authority's main building, a 38-storey glass-and-steel structure that rises 167 metres above the surrounding commercial district. Its opening, scheduled for Thursday morning, marks the first major residential project to reach completion since Nueva Singapur imposed an emergency building halt in November 2024, following the dormitory fire that killed eight people and exposed systematic failures in fire-safety inspection protocols.

The project—the Meridian Residential Trust's Nueva Singapur Gateway—was already under construction when the halt took effect. Its developers, a consortium led by the federal Meridian Residential Trust with local equity partners, spent the intervening months retrofitting every safety system, submitting to three rounds of federal inspection, and installing redundant fire-suppression infrastructure that exceeded the new codes by a factor of 1.5. The building has cost an estimated 340 million florins, or roughly 45,000 florins per residential unit.

The tower contains 7,600 square metres of residential space across 412 units, ranging from studio apartments to four-bedroom family units. Pre-sales have been robust: the developers report 94 percent occupancy committed as of last week, with move-ins beginning Thursday. Prices have ranged from 285,000 florins for a studio to 1.2 million florins for a penthouse suite.
